A home with an open claim – where the owner KEPT the insurance money – is typically uninsurable. That’s tough to find out AFTER you’ve invested $$ in buying the home.

Once you select a home, the roofer can load the address, view the home you like, and tell you whether the roof shingles should have been replaced by now. I can also research flood zone areas, possible changes that could impact a big change in property taxes or homeowner association fees, special assessments, median neighborhood values, the inventory of distressed properties in that neighborhood and whether neighborhood values are trending up or down.
